A Second Home on the Same Lot

An accessory dwelling unit has its own entrance, kitchen and bathroom. It can stand alone in the backyard, attach to the house, or reuse an existing garage. Families use them for aging parents or adult children; others rent them.

Before anything else, the rules matter. Size limits, setbacks and whether you can rent the unit vary by county and city zoning, so that question gets answered first.

What an ADU Build Includes

  • Foundation and structure

A new slab or foundation and framing for a detached unit, or reinforcement and new walls when an existing garage is converted.

  • Utilities

Water, sewer and power run from the main house or the street, often the biggest single cost difference between two ADU sites.

  • A full living space

Kitchen, bathroom, sleeping area, insulation and interior finishes, along with the plumbing and electrical updates a separate dwelling requires.

Questions to Answer First

  • What zoning allows

Whether an ADU is permitted on your lot, how large it can be and whether it can be rented are set locally, so they come before any pricing.

  • Detached, attached or garage

A garage conversion reuses walls and slab and usually costs less. A detached unit offers more privacy but needs everything built new.

  • Who will live there

A parent may want everything on one level near the main house; a tenant needs a separate entrance and parking. The answer shapes the layout.

ADU Questions

Can I rent out an ADU?

That depends on local zoning. Some areas allow long-term rentals, some restrict them, and some limit who can live in the unit. Confirm the rules for your property before you plan around rental income.

Is a garage conversion cheaper than a detached ADU?

Usually, because the slab, walls and part of the structure already exist. It still needs insulation, utilities, a bathroom and kitchen, so the scope lists those costs clearly.
